Chirp Utilities

Utility billing for property managers, where every dollar reconciles to the cent.

Why it matters

Chirp turns a shared utility bill into reviewed charges for each unit and a statement every resident can follow. It works alongside the property-management software a team already uses.

  1. 01

    Every dollar accounted for

A bill can't finalize until resident charges and the owner's share equal the provider bill, and every change records who made it and why.

  2. 02

    Flexible bill splitting

Split equally, by occupants, by square footage or by measured usage. Vacant and owner-paid shares stay with the owner.

  3. 03

    AI-assisted bill reading

The bill is read for you, each field with a confidence level. A person confirms anything uncertain before it moves on.

The details

Features8
  • A six-step bill workspace: upload, confirm detected fields, resolve exceptions, review the split, finalize, send.
  • Four allocation methods (equal, occupants, square footage, measured usage) that must balance to the cent before a bill can finalize.
  • Vacant and owner-paid shares kept with the owner, separate from what residents are charged.
  • Unresolved issues block finalizing, and every change records who made it and the reason given.
  • Every resident statement explains how that resident's share was calculated.
  • Separate portals for residents, owners and vendors, plus an admin console.
  • Communications inbox, collections, maintenance and leasing as add-on modules.
  • A public allocation lab and per-unit pricing estimator on the marketing site.
How it works
  • Each account's data is walled off in PostgreSQL itself: row-level security, composite foreign keys that carry the account, and guard triggers, with isolation tests.
  • The audit log is reason-coded and hash-chained, and each bill can be exported as an audit package.
  • Bill extraction can compare several model and document-intelligence providers and reports a confidence for each field.
  • Phone, payments, e-signature and accounting integrations are built but deliberately switched off until they are ready to claim.

Development notes

Why I built it

I spent three and a half years in audit, then worked as a financial analyst at a utility-billing company. I wanted a tool that holds every charge to an auditor's standard: the provider bill must equal resident charges plus the owner's share, and a person finalizes every bill.

Who it’s for

Independent and mid-sized property managers who bill residents back for shared utilities.

The problem it solves

Managers with master-metered buildings bill residents back for shared utilities. The math usually lives in a spreadsheet, and when a resident, an owner or an auditor questions a charge, there is rarely a record of how it was made.
